The Bay Centre is a landmark A-Grade commercial office development located on Sydney’s Pyrmont waterfront. Designed by Bates Smart for Mirvac, the project delivered an eight-storey building with expansive floor plates exceeding 3,000 sqm, two basement levels of parking, and integrated retail at ground level.

At completion, the Bay Centre achieved a 4.5-Star ABGR Rating (Australian Building Greenhouse Rating), placing it at the forefront of ecologically sustainable design (ESD) in Sydney at the time. The development was coordinated around the new light rail network, ensuring long-term accessibility and transport integration.

    Key Features

    • Approx. 15,931 sqm NLA across large, efficient floor plates
    • Two-level basement providing 111 secure parking spaces
    • Ground-floor retail contributing to the activation of the Pyrmont foreshore precinct
    • Modern end-of-trip facilities and sustainability upgrades added during later refurbishments

Adrian Sicari served as the Construction/Project Manager for Mirvac, overseeing the successful delivery of the Bay Centre between 2000–2002. His leadership ensured the project met program, budget, and quality targets, while also achieving significant sustainability benchmarks that positioned the building as an institutional-grade commercial office asset.
